Is It a Repair or a Replacement? Read This First
Repair it when: Unit is under 8 years old, problem is a single identifiable component (thermocouple, element, T&P valve, anode rod), repair cost is under 40% of replacement, no rust in the hot water and no leaks at the tank body.
Replace it when: Unit is 10–12+ years old, rust-colored water from hot taps, tank is leaking from the base or body, multiple repairs in the past 2 years, repair quote exceeds 50% of replacement cost.
Always replace, never repair: Any tank leaking from the body. Any tank over 15 years old, regardless of current condition.
Symptom-to-Problem Diagnostic Guide
No hot water at all: Gas unit — pilot light out or thermocouple failed ($150–$250 repair). Electric unit — element failed or breaker tripped ($200–$400 repair).
Lukewarm water or running out faster: Sediment buildup on the tank bottom. In Plano’s hard water, this develops faster than in most markets.
Rust-colored hot water: Three buckets test — if the third bucket is still discolored, the rust is inside the tank. Plan replacement.
Water around the base of the tank: If at the tank body or base — the tank has failed. Shut off the cold water supply valve and the gas or breaker. Call immediately.
T&P valve leaking or dripping: Either system pressure is spiking or the valve itself has failed. A missing expansion tank is the most common reason in Plano homes.
