Frisco has grown from 33,000 residents in 2000 to over 200,000 today — one of the fastest expansions in US history. That growth means Frisco's housing stock is almost entirely post-2000 construction, with slab-on-grade foundations on PEX supply lines and PVC sewer lines. New doesn't mean problem-free: PEX fittings can fail, slab pipes shift with DFW's clay soil, and rapid development sometimes means rushed rough-in work that creates issues a few years later.
Frisco's water comes from the North Texas Municipal Water District, which blends Lavon Lake surface water with groundwater. Hardness runs around 150–180 mg/L — enough to scale water heater tanks and clog aerators within 12–18 months of installation. Tankless water heaters in Frisco need annual descaling to stay efficient.
