Richardson is older than most of our North Texas service area — much of it developed in the 1960s and 1970s as the Telecom Corridor tech industry took root. That housing age means many Richardson homes still have original galvanized steel supply pipe, cast-iron drain lines, and sewer lines that are now 50–60 years old. Galvanized pipe corrodes from the inside, restricting water flow and eventually leaking at threaded joints. Cast-iron drain lines pit and crack over decades.
Richardson's location in eastern Collin County puts it on some of the most active Blackland Prairie clay in the DFW area — the kind that visibly heaves and cracks in dry summers and swells back in wet seasons. That soil movement is a major driver of slab leaks and sewer line offsets in Richardson's established neighborhoods. If you haven't had your sewer line inspected since purchasing an older Richardson home, a camera inspection is money well spent.
