Should You Repair the Leak — or Repipe the House?
One leak in a 15-year-old PEX system: Almost always a single-pipe repair. PEX is corrosion-resistant and rarely fails from age. $200–$600 typical.
One pinhole leak in copper 25+ years old: Could go either way. If other sections show wall thinning on pressure test, plan repipe.
Multiple leaks in copper over 1–2 years: Repipe. Period. Spot-repairing them sequentially costs more than a repipe and doesn’t solve the underlying issue.
Galvanized steel pipe in any condition: Repipe. Galvanized corrodes from the inside, narrowing the interior and clogging with rust scale.
Polybutylene (PB) — even if not leaking yet: Repipe. Insurance companies sometimes refuse to write policies on homes that still have PB supply lines.
What Pipe Materials Mean for Repair vs. Repipe
Copper (Type L and Type M): Expected life in Plano’s hard water: 50–70 years for Type L, 30–50 years for Type M. Failure pattern: pinhole leaks from internal corrosion, particularly in hot water lines.
Galvanized Steel: Used through the 1960s. Internal rust scale narrows the pipe and eventually fully blocks it. Decision: repipe, not repair.
Polybutylene (PB): Installed 1978–1995. Subject of major settlements. Decision: repipe proactively.
PEX (Cross-linked Polyethylene): Current standard for repiping. Expected service life: 50+ years. Decision: spot repair almost always.
What Whole-Home Repiping Actually Looks Like
- Assessment (1–2 hours): Pressure-test existing system, map fixture locations, review pipe condition. Written quote with materials, timeline, and restoration work.
- Permit (1–3 business days): We pull the city permit. Plano, Allen, Frisco, McKinney, and surrounding cities all require permits for repiping.
- Pipe Run (1–3 days): New PEX lines through walls, ceilings, or crawl spaces. Most homes need 8–15 small access cuts, not large demolition.
- Cut-In to Fixtures (1 day): Connect new lines at each fixture. You get water service back the same day, fixture by fixture.
- Pressure Test and Inspection (half day): System tested at 100+ PSI for at least 15 minutes. City inspector confirms code compliance.
- Drywall and Restoration: Texture and paint matching the existing finish.
